The Urleasca Farm is composed of a series of structures that total 8,000 sq. m. The farm sits on a property of 78,000 sq. m. total. The farm belongs to the district of Urleasca, which is 30 km from Braila and close to the city of Ianca. The farm is conveniently located on national route 2B which connects Urleasca to Bucharest, only 180 km away. The road then continues on through Ukraine and eventually to Russia. This property originally housed one of Romania’s most important public agricultural companies which was discarded at the end of the Ceausescu regime. It is close to the Albina Hotel which favors a possible connection between the two properties.
The farm contains several, aesthetically pleasing, single story buildings, each of which are around 400-500 sq. m. for a total of 3,000 sq. m. These buildings are located on the half of the land designed as a garden, complete with hedges, trees, sports fields, and green areas. The other half of the land is currently designated as farmland on which there are several warehouses for storage.
POSSIBLE DEVELOPMENTS
- TOURISM
-
The guest houses (and the wide garden that surrounds them) would be suitable for residential or touristic purposes. The buildings have been largely renovated and are structurally sound but would most likely need further renovation in order to tailor them for any specific need or intended use. The central pavilion is designed to be a restaurant, and the closest building to it has 11, renovated, guestrooms each with its own bathroom. The other half of the land, which also has an independent entrance, hosts agricultural structures of various dimensions for a total of nearly 5,000 sq.m. All of these constructions need renovation. They could be used independently from the residential buildings or as part of the estate. The entire land is suitable for construction.
- WELLNESS CENTER
-
Similar to the Albina Hotel, the Farm is suitable to be converted into a Thermal Wellness center. The Farm is strategically located only 15 minutes driving from the Lacu Sarat and only 5 km from a small salt lake near Movila Miresi which has the same thermal and therapeutic properties as Lacu Sarat. At the moment, Movila Miresi is devoid of any infrastructure to accommodate visitors. However, geological studies have confirmed the presence of thermal waters in the ground under the Farm.
